What is Archipel Koh Samui?
Archipel Koh Samui is a lavish private estate being developed by NK-VM Co. Ltd..
The development will contain 15 luxurious residences, overlooking the ocean with a direct access to 1 semi-private beach on an 6 acre (12.5 rai) site. The site is 35 minutes from the International Samui Airport and Chaweng Beach.

What is the title of the Land?
The land is currently titled Nor Sor 3 Kho, owned by Baan Taling Ngam Estate Co.Ltd., a Thai registered company but will be upgraded into Chainote title (full title) and transferred as such to the buyer.

Can I own freehold rights?
Only Thai nationals and Thai companies can own freehold land in Thailand. However a Thai company with not more than 39% shares from Foreign nationals can own freehold land. For further details we can provide you with a list of law firms that can advise you on the matter.

Will I be subjected to Gain or Inheritance taxes?
There are no Gain or Inheritance taxes if the owner is a company.

What fees are involved in the title transfer process?
2-3% of the purchased price is collected by the administration for transfering the title deed.

Could I modify the plans from the architect?
The developer's architects have designed 3 and 5 bedroom villas reflecting the best aspects of modern tropical living. Our architect and contractor are able to provide quotations and construction services to customize, to a certain extent only, these villas to the highest standard and most competitive cost.

What estate management will be provided and what will it cost?
A management company is being selected to professionally manage the estate. The Management Company will provide maintenance for communal areas and recreation facilities on the estate including the beachfront and your garden and pools. The cost will be calculated based on a monthly fee covering all communal expenses. There will also be a sinking fund established to provide for any major works that may be required.

Do the estate management expenses cover the upkeep of my residence?
The estate management company will provide not only for the maintenance of all common areas but also for the pools and garden of each residence. However the indoor maintenance will not be taken care of, this will be your responsibility. Wages are low in Thailand. Most services will be available to you at commercial rates from the Management Company if so you wish.

Can I rent out my residence?
Yes. The Estate Management Company will be establishing vacation rental facilities. There is strong demand for luxury rental villas in Samui. Returns could be very attractive to owners. The Estate Management Company will look after all aspects of the management and marketing of your apartment or villa. Operational costs and fees for these services will be charged at commercial rates and deducted from the rental income received.

How long will it take to build my villa?
The contractor's estimate is 12 to 15 months as of the start of construction.

What kind of Common areas and services are provided and covered by the Maintenance Fees?
24 hours Security, gardening and landscaping of all private and common areas, parking, refuse collection, general cleaning and maintenance of common areas, water supply, electricity for common areas, on-site electrical card service.

What is the status of the access to the land?
The access to the land by a 600m private road is secured by its registration at the Land department and available to all co-owners of the estate.

Who are Archipel's neighbours?
Lands around Archipel's are still unspoiled.

Who is the developing team?
NK-VM Co. Ltd., the developer, has appointed "Les Ateliers de la Peninsule" as main architects. The project will be managed on a daily basis by their local branch, "Studio Peninsula": the project manager. The developer will select a quantity surveyor as well as a qualified contractor with known records. Tenders are underway.

Regarding security does it include security from the beach side of the project?
Outside infrared cameras will be connected to the security office.

Why did the architect choose not to develop a "master" bedroom of greater proportion than the others?
The true master bedroom is rather a city concept and the archipel project is rather a resort like concept. However for villa 5X you can look at a real master bedroom. Please do keep in mind that we are happy to customize villa up to a certain extent, within the rules and regulations enforced in Samui.

Which property of each type has the truest orientation to West and which bedrooms have sunset sea view?
All the properties are oriented westward, and all the bedrooms, living rooms and salas have sunset sea view.

I note that several properties have been purchased. When do you anticipate that construction will commence?
We anticipate construction of infrastructures will commence during late summer.

There is reference to the bedrooms as "pool view" and "garden view". Please advise how this relates to ocean views, if any, from those bedrooms.
The land is sloping. This is why all the bedrooms have a ocean views. All the bedrooms upper the pool have as ocean views, pool view and garden view. The bedrooms under the pool have the garden view and ocean views.

The web site indicates that the Four Seasons plans a resort on Ko Samui. Can you confirm this?
The Fours Seasons will open a resort on Koh Samui. The land belongs to Mr Bill Heineke who owns the Four Seasons Hotel Bangkok.
